simsalait all hangs on detailed speciication. 'Bathtub' is not enough. Specify make model, color. Otherwise you are in contingencies which are meaningless in a 'contract'. Very few owners are capable writing detailed construction specifications.
In my opinion Cost plus is the most economical way to build. As a owner you decide what you want and what you will pay for and the building expert completes for a set profit
dreamdoctorTo me it is all about people - honesty, integrity and communication. If you don't have that all the paper in the world is worthless - it becomes food for attorneys.

simsala - cost plus or T&M plus OH&P - pretty much the same thing which is the way to go if the people are honest.
I am firm believer in well defined packages to compartmentalize the project into more easily analyzed stages and implied carrot and stick. If they screw up on the shell package they don't get the finish part. The break between the those stages allows you to regroup without a lot of deadline/work flow pressure. Don't put yourself in a position that you are not in some manner of control of YOUR project.

What is Parts-to-Labor Ratio
Parts-to-labor ratio is the ratio of labor sales to parts sold over a certain period. The parts-to-labor ratio provides insight into how much a company's revenue is derived from services performed and how much depends on selling parts. Managers of auto repair shops can use parts-to-labor ratio to make informed decisions on how much to charge for labor and parts.
Calculating Parts-to-Labor Ratio
Parts-to-labor ratio is equal to parts sales divided by labor sales. For example, if an auto repair shop sells $80,000 in parts during a certain month and charges customers $100,000 for labor performed during that month, its parts-to-labor ratio for the month is 80,000 divided by 100,000, or 0.8. This means that for every dollar of labor sales that the company makes, it sells 80 cents worth of parts.
High Parts-to-Labor Ratio
Parts-to-labor ratio can help managers determine whether they are charging too much or little for parts and labor. Visio 2010 one to many connector. According to Bob O'Connor of Motor Magazine, a parts-to-labor ratio in the range of 0.8 to 1 is considered normal for the auto repair industry. If the parts-to-labor ratio exceeds 1, it means parts sales account for a greater proportion of total revenue than labor sales, which indicates that a shop is charging too little for labor or too much for parts.
Low Parts-to-Labor Ratio
When the parts-to-labor ratio is lower than 1, it means a company makes more revenue in the form of labor sales than parts sales. If the parts-to-labor ratio is low, it indicates that the company may not be charging enough for parts or is performing labor-intensive services that do not result in selling many parts. Increasing the markup on parts and performing more procedures that require expensive parts can increase a low parts-to-labor ratio.
